Brownfield sites are being transformed into affordable housing

Stroud District Council is making strong progress on three brownfield regeneration projects in the south of the district, aiming to deliver 44 high-quality, energy-efficient affordable homes for local residents.

The £11.75 million construction programme, awarded to Speller Metcalfe, began earlier this year and supports key goals in the Council’s plan to build sustainable housing and regenerate underused land.

Project Details:

  1. Cambridge Avenue, Dursley
    • 13 social rent homes (6 x 2-bed, 7 x 3-bed houses)
    • Start: March 2025 | Completion: March 2026
    • Funding: £1.82m from Homes England, £371,000 from the Brownfield Land Release Fund
    • Social rent homes are typically the lowest-cost option for tenants.
  2. Gloucester Street/Bradley Street, Wotton-under-Edge
    • 8 affordable rent homes (5 x 2-bed, 3 x 3-bed houses)
    • Start: March 2025 | Completion: May 2026
  3. Glebelands, Cam
    • 23 homes for affordable rent and shared ownership
      • 8 x 1-bed flats (4 for older people)
      • 10 x 2-bed and 5 x 3-bed houses
    • Enabling works started: June 2025 | Completion: Winter 2026

Environmental and Community Benefits:

  • All homes will have EPC A ratings, solar PV panels, air source heat pumps, and biodiversity features like bird/bat boxes and hedgehog highways.
  • Permeable paving will reduce surface water runoff.
  • Homes will be advertised via Homeseeker Plus, the council’s lettings system.

Leadership Commentary:

Cllr Gary Luff, Chair of the Housing Committee: “These homes provide not just affordability, but also sustainability and resilience for future communities.”

Mark Eaton, Speller Metcalfe: “Transforming brownfield land into sustainable homes highlights the value of responsible construction.”
