Cotswold Homes receives planning consent for new homes

Cotswold Homes has received planning approval from Stroud District Council for the development of 17 high-quality homes in the picturesque village of Coaley.

This decision marks a significant step toward delivering much-needed housing in the area, including a commitment to provide 35% affordable housing—exceeding the local policy requirement of 30%.

In addition to increasing affordable housing provision, the development is designed with sustainability at its core. Even with the recent uplift in standards under the Building Regulations, these new homes will deliver an impressive 75% reduction in carbon emissions compared to current regulatory requirements.

James Durant, Head of the Land department at Cotswold Homes, commented: “The standard of the debate amongst councillors was as high as I have seen in my time attending committees, and the officers’ (both planning and legal) competency and strength shone through. Great credit must go to the Council, and it was encouraging to hear positive comments from councillors on the benefits of SME housebuilders.”

During the committee meeting, one councillor highlighted the importance of supporting smaller developers in solving the national housing shortage, stating: “On the other side of the balance, the applicant themselves mentioned the role of smaller building companies in the sector and that’s something I really recognise. I’m very pleased we have the capability to provide these smaller sites to small- and medium-sized building companies and that we’re able to support their success in providing housing. There is a challenge around education, but there is also a challenge around housing. One solution is having a mix of developers, and supporting small and medium builders is essential to getting houses built in this country.”
